Air Duct Cleaning FAQ — Venice, FL

Common questions from homeowners in Venice and the surrounding area. If your question isn't here, call us and we'll give you a straight answer.

How often do Venice homes need duct cleaning?

Most houses here land in the three-to-five year window, and the reason is run time. Cooling season stretches from March through November, so your air handler is pushing air through that duct system eight to ten months a year. Add summer dewpoints in the mid-70s and salt air off the Gulf, and the dust that settles inside the trunk line doesn't stay dry and loose the way it would up north. If you've just finished a remodel, bought a 1970s block ranch that sat closed up, or you're seeing grit on the register faces, don't wait for the calendar.

What does the crew do once they're inside?

We start by pulling register covers and looking at the system: attic runs, plenum, blower compartment, and the return. Then we seal the supplies, connect a negative-air vacuum to the trunk near the air handler, and run rotary brushes and compressed-air whips through each branch so the debris travels toward the vacuum instead of into your living room. Registers and boots get cleaned separately. We finish at the blower and coil face, put everything back, and walk you through before-and-after photos of the runs you can't see.

How much of my day does this take?

A typical Venice villa or two-bedroom condo runs about two to three hours. A larger inland subdivision home with two systems and twenty-plus vents can go four to six. Older homes with slab-embedded ducts take longer because every run has to be worked from the register end, and attic work in July slows anyone down when it's 120 to 140 degrees up there. You don't need to take the day off, but plan on us having access to the air handler and every register.

Why would my neighbor's bill come out different from mine?

Vent count is the biggest driver, followed by how many separate air handlers are feeding the house. After that it's access: attic ducts in a post-2000 subdivision are straightforward, while slab-embedded runs in a 1950s masonry block home take specialized equipment and more time per branch. Flex duct that's crushed, torn, or disconnected in the attic changes the scope because cleaning won't fix it. We look at the system in person, tell you what we find, and you approve the number before anyone opens a toolbox.

Will you be moving my furniture or leaving dust behind?

We move what's blocking a register and put it back. Heavy pieces, china cabinets, anything fragile: tell us and we'll work around it instead. The vacuum holds the duct system under negative pressure the entire time, so debris goes into the collection unit, not onto your floor. Drop cloths go down at the air handler, and we vacuum the work area before we leave.

How do I know whether it's the dryer vent or the AC ducts?

Go by where the symptom shows up. Clothes taking two cycles to dry, a hot laundry room, or a burning smell at the dryer points at the dryer vent, especially in older Venice homes where that duct runs a long way through the attic to a roof cap. Dust on registers, musty air when the system kicks on, or uneven cooling room to room is the HVAC side. They're separate systems and separate jobs, though we handle both and can check the dryer run while we're on site.

Suppose there's mold growth in the ductwork, then what?

We stop and show you. High water table, 50-plus inches of rain between June and September, and a cold coil in a humid attic make growth on the plenum interior and blower housing a real possibility here, particularly in condos where the air handler sits in a closet. If it's surface growth on hard metal or a coil, cleaning and an EPA-registered antimicrobial treatment usually handles it. If the flex duct insulation itself is contaminated, or we suspect a bigger moisture problem behind a wall, we tell you cleaning is the wrong answer and point you toward remediation. We don't sell treatments on a system that needs replacement instead.

Do you swap in a fresh filter when you're done?

Yes. Putting a loaded filter back into a system we just cleaned makes no sense, so a standard-size replacement is included. We stock the common sizes for Carrier, Trane, Lennox, Goodman, Rheem, and American Standard equipment. If you run a thick media cabinet filter or something custom, we'll tell you the size and MERV rating you need so you can pick one up. We'll also show you the filter slot and how often to change it given how long the system runs here.

Can anyone get here before the end of the day?

Often, yes. We hold open slots on the schedule for exactly this, and morning calls have the best odds. Summer is our busiest stretch, so if the afternoon is full we'll usually get you the next day rather than string you along. Tell us when you call if there's a smell, a water stain under the air handler, or someone in the house with breathing trouble, and we'll move you up.

Which areas around Venice do you cover?

All of Venice, the barrier island and the mainland both, from the Gulf side back toward the Myakka River basin. That includes the older 1950s to 1970s Florida ranch and masonry block neighborhoods, the 1970s through 1990s retirement condo and villa communities, and the newer subdivisions inland. We work the surrounding Sarasota County communities as well. Call with your address and we'll confirm.
